2021 is a very competitive market in real estate. With that being said buyers sometimes think that they should waive a home inspection to make their offer more attractive than other buyers. Waiving an inspection can be a financially devastating decision in the long run. Without an inspection, there’s no way to know if there is a problem with the HVAC system, possible termite infestation, asbestos, or other lurking issues. No matter how nice a home looks on the outside, without an inspection, there is no way to truly know.

There are some other strategies to help you inspect the home and remain competitive with your offer:

  • Pre-sale inspection contingency options. When you include a pre-sale inspection contingency there is a faster turnaround time. Sellers don’t wanna lose momentum in the selling process, so a shorter contingency period is more attractive for them.
  • Include a pre-sale inspection contingency with the intent to buy it “as is” if the report passes your benchmark for satisfaction.
  • If the seller has already had an inspection before listing their home this can sometimes be used. The inspection will help them address issues and identify conditions of the home to all interested buyers. In a competitive market, you can choose to accept the seller’s inspection instead of having your own.
